Residential Development Feasibility
The property is oriented east and west and extends from Camino Las Ramblas on the north to a ridgeline on the south. The ridgeline is coincident with the corporate boundary of San Clemente.
There is potential to develop eight to ten lots sized at one (1) to three (3) acres in size along the ridgeline and slightly downslope on the side of the ridge.
Water and sewage service to San Juan Capistrano is provided by the Margarita Water District. However, given the parcel(s) proximity to the San Clemente, the City of San Clemente would be the most logical services provider of water and sewage. Annexing the parcel(s) to San Clemente may be a remote option.
Police and fire service both cities are serviced by the Orange County Fire Department and Orange County Sheriff’s Department.
Both cities are also served by the Capistrano Unified School District, ranked among the best school districts in Southern California.
